What our Hull house clearance service covers

A house clearance is the removal of everything a property holds — furniture, appliances, belongings, carpets if wanted, and the contents of loft, cellar, yard and shed — by a licensed carrier, in one visit where possible. In Hull that spans a wide range of properties, and the approach differs for each.

  • Full house clearances — three-storey terraces in the Avenues with a full loft and cellar, two-up two-downs off Hessle Road, semis in Sutton and Bilton, bungalows in Anlaby Park
  • Part clearances — one floor, one room, or a garage and yard only; priced on what actually comes out
  • Bereavement and probate clearances — at the family's pace, with valuables and paperwork set aside (probate house clearance)
  • End of tenancy and HMO turnarounds — Hull's student and rental stock around Cottingham Road, Newland Avenue, Beverley Road and Spring Bank cleared to inventory standard between lets (end of tenancy clearance)
  • Council and housing-association voids — Bransholme, Orchard Park, Preston Road and Gipsyville properties cleared to handover standard with photos
  • Hoarded properties — approached differently; see hoarder clearance
  • Yards, tenfoots and outbuildings — the back yard, the shed and the ten-foot alley behind cleared in the same visit

Call 07783 430775 or send photos on WhatsApp and Charlotte will confirm a fixed price the same day.

Clearing houses in Hull — what is different here

Hull's housing is older and denser than most of East Yorkshire. The Victorian and Edwardian terraces that make up the Avenues, Newland, Newington and the streets off Holderness Road are three storeys in places, with cellars, high ceilings and staircases that were never designed for a modern wardrobe. Access is usually from the front door only, with a tenfoot at the back that may or may not take a van. Parking on many of these streets is permit-controlled or tight enough that a 3.5-tonne van needs planning — we check the street on Street View before quoting and, where needed, arrange a bay suspension with Hull City Council.

The post-war estates — Bransholme, Orchard Park, Preston Road, Greatfield, Longhill — are the opposite: good van access, ground-floor storage, and properties that change hands or come back to the housing provider quickly, so the clearance is often against a handover date. Kingswood and the western suburbs of Anlaby, Willerby and Kirk Ella are newer, larger and usually straightforward.

Hull also has a large student and HMO market. A house on Newland Avenue vacated in June by five tenants is a specific job — bagged rubbish, abandoned furniture in every room, a yard full of bikes and bin bags — and Charlotte has done enough of them to quote from photos and turn the property round in a day.

  • Terraces and tenfoots

Three-storey Avenues houses, narrow staircases, permit streets — planned before we quote.

  • Estate voids on a deadline

Bransholme, Orchard Park and Preston Road properties cleared to handover standard with photographs.

  • Student and HMO turnarounds

Cottingham Road, Newland Avenue and Beverley Road lets cleared between tenancies in a day.

House clearance costs in Hull — 2026 guide

Pricing depends on property size, how much is in it, and access — a full three-storey terrace in the Avenues with a cellar prices differently from a two-bed semi on Bransholme with a drive. Guide figures for 2026; every job gets a fixed written quote before it is booked, and anything with resale value is credited.

PropertyTypical scopeGuide price
Single room or part clearanceOne room, a loft, or a yard and shed£150 – £350
One or two-bed flat or terraceFull contents, one van load£350 – £600
Three-bed terrace or semiFull contents, loft and yard, one to two loads£600 – £1,000
Large Avenues terrace or four-bed houseCellar to loft, two to three loads£1,000 – £1,600+
Student or HMO end-of-tenancyAbandoned furniture and bagged waste, all rooms£300 – £650

Hull City Council's bulky collection is chargeable and takes from the front boundary only. Skip hire on a terraced street needs a permit and a bay. A van clearance is priced to be the simpler option once your own time and the wait are counted.

Hull house clearance FAQs

  • How much does a house clearance cost in Hull?

In 2026 a part clearance in Hull is typically £150–£350, a one or two-bedroom terrace or flat £350–£600, a three-bedroom house £600–£1,000, and a large Avenues terrace or four-bed house £1,000–£1,600 or more. CL Clearances quotes a fixed price from photos or a visit, and it does not change on the day.

  • Do you cover all of Hull?

Yes — every HU postcode from HU1 in the centre to HU9 in east Hull, plus HU10 Anlaby and Willerby, HU13 Hessle, HU16 Cottingham and HU17 Beverley. Bransholme, Orchard Park, Sutton, Kingswood, the Avenues, Newland, Hessle Road, Holderness Road, Preston Road and Marfleet are all regular work.

  • Can you clear a student house or HMO between tenancies?

Yes. Student lets around Cottingham Road, Newland Avenue, Beverley Road and Spring Bank are cleared to inventory standard, usually in a single day, with bagged rubbish, abandoned furniture and yard waste all removed and a Waste Transfer Note for the landlord's file.

  • What about parking on a terraced street?

We check the street before quoting. Where there is permit parking or no space for a 3.5-tonne van, we arrange a bay suspension with Hull City Council or work from the tenfoot where it is wide enough. It is planned before the day, not discovered on it.

  • Do you deal with council and housing-association voids?

Yes, across Hull City Council and housing-association stock on Bransholme, Orchard Park, Preston Road and elsewhere. Properties are cleared to the provider's handover standard, photographed, and invoiced to the organisation with the transfer note.

  • Where does everything go?

Usable furniture and goods go to reuse outlets and charities in Hull first. The rest goes to a licensed transfer station, where wood, metal, textiles and electricals are separated and recycled. Nothing is tipped in a lay-by, and the Waste Transfer Note proves it.

  • Can you clear a house in Hull if I am not there?

Yes. Many Hull clearances are for executors and landlords who live elsewhere. Keys from an agent, neighbour or key safe; photos before, during and after; a call about anything unexpected; the property locked and confirmed empty.

  • How soon can you start?

Quotes within two working days; clearances usually within the week, and sooner for tenancy and probate deadlines. Ring 07783 430775 and ask what is free.
